Attic Air Sealing

Most homeowners assume a comfort problem means their air conditioner or heater is failing, when the real culprit is often a series of small gaps in the attic that nobody ever sees. Air moves through these openings in both directions, letting conditioned air escape and outside heat push in, and no amount of insulation on top of those gaps can fully make up for it.

The fix is not always more insulation. Sometimes it is closing the openings insulation was never designed to cover in the first place.

We seal the attic-level leaks that quietly drive up energy bills and leave rooms feeling uneven no matter how the thermostat is set.

Jonathan and his crew cleaned my attic and crawl space, sealed all of the entry points to keep the rodents out and installed new insulation. They arrived on time and despite sweltering heat they completed the job in a timely and professional manner. Additionally, they answered all of my many questions. I would strongly recommend them.

They sent over Brian for a free inspection. He was friendly and knowledgeable. He was able to show the drain leak issue we have. Unfortunately, it’s not in their scope of service. But he helped us find and speak to plumbing company. Thank you Brian!

Our house is going on 30 years old and we knew from other subs and trades that the attic insulation was uneven across the house and inadequate in places. We had all of the old insulation removed, the space cleaned up, openings sealed, baffles installed, and new R-49 fiberglass insulation blown in. Angel and his crew were prompt, very polite and respectful of our house, and worked diligently to complete the job in a timely manner. They kept the areas of their work neat and clean and left no mess behind. The space looks great, and we are looking forward to realizing the benefits of the new insulation right away.

What Our Attic Air Sealing Service Includes

We match the sealing method to the type of gap rather than treating every opening the same way.

  • Caulk and foam sealing: For smaller gaps around wiring, plumbing, and other penetrations, we use professional-grade caulk or expanding foam sized to the opening.
  • Air barrier installation: Larger openings get a solid barrier paired with sealant, since sealant alone will not hold up over a bigger gap.
  • Attic hatch weatherstripping: We seal and weatherstrip attic access points, one of the most commonly overlooked sources of air loss.
  • Duct connection sealing: Where ductwork meets the attic floor or equipment, we seal joints that standard HVAC service often leaves untouched.

Combining these methods in one visit gives your attic a more complete air barrier than addressing a single leak type on its own.

Why Air Sealing Comes Before Insulation

Insulation slows heat transfer, but it does not stop air from moving through open gaps. If those gaps stay open, air continues to bypass the insulation entirely, which is why we always recommend air sealing before attic insulation installation or any insulation upgrade. Homes that skip this step often see less improvement than expected, even after spending on brand new material.

Common Places Air Escapes in Your Attic

These gaps are usually hidden above the insulation line, which is why they go unnoticed for years:

  • Electrical and plumbing penetrations: Wiring and pipes that pass through the attic floor often leave small gaps around the opening.
  • Recessed lighting fixtures: Older fixtures in particular can create a direct path for air to move between rooms and the attic.
  • HVAC duct connections: Joints where ductwork meets the attic floor or equipment are common leak points.
  • Top plates and framing joints: The seams where walls meet the attic floor are easy to overlook but add up across a whole house.
  • Attic hatch openings and exhaust fan housings: These access points rarely seal as tightly as the rest of the attic floor.

Any one of these on its own might seem minor, but together they can account for a significant share of a home’s energy loss.

How We Approach Every Air Sealing Project

We start with an inspection to map out where your attic is actually losing air, rather than sealing at random. From there, our technicians work through each leak point identified during the inspection, applying whichever sealing method fits the gap in front of them. Most projects wrap up in a single visit, and we finish with a final check of every sealed area to confirm the work will actually perform once we are done, not just look sealed on the surface.

Why Homeowners Choose Us for Air Sealing

Air sealing only works if it is done thoroughly, not just around the obvious gaps.

  • Attic specialists, not generalists: We focus specifically on attic performance, so we know how air movement, insulation, and ventilation all interact.
  • Material matched to the gap: We do not use one product for every leak. Caulk, foam, and barriers each get used where they actually perform best.
  • Straightforward process: Most air sealing projects wrap up in a single visit, with a final inspection before we call the job done.
  • One-year workmanship warranty: If a sealed area fails to hold up, we come back and fix it.

Air sealing pairs especially well with other attic work, and it is common for us to handle it alongside insulation upgrades, rodent proofing, or a full attic cleaning in the same visit.

If drafts, high bills, or an air conditioner that never seems to catch up sound familiar, schedule your free inspection and we will find out exactly where your attic is losing air.

Frequently Asked Questions (FAQs)

How do I know if my attic has air leaks?

Common signs include drafts near ceilings, rooms that run hotter or colder than the rest of the house, rising energy bills, and an air conditioner or heater that runs longer than it used to.

Should air sealing happen before or after insulation?

Before. Sealing the gaps first lets new or existing insulation perform the way it is supposed to, since insulation cannot compensate for air moving freely underneath it.

How long does attic air sealing take?

Most air sealing projects are completed in a single visit, though the exact time depends on your attic’s size and how many leak points need attention.

Will air sealing actually lower my energy bills?

Sealing attic air leaks reduces the workload on your air conditioner and heater, which typically shows up as a noticeable difference in energy costs, especially when paired with proper insulation.

Does air sealing help keep pests out too?

Some of the same gaps that let air escape can also give rodents an entry point, so sealing them can support broader rodent proofing efforts, though a dedicated inspection is the best way to confirm full exclusion.
